Walking through a completed 3-bedroom house in Borrowdale, first-time buyers James and Rumbidzai admire the finished kitchen and tiled bathrooms. The property, built by a reputable developer, offers immediate occupancy a major plus for the young professionals who have been renting in Avondale.

The advantages are clear: no construction headaches, reliable utilities connections, and the ability to move in quickly. However, James can’t help but notice the living room feels smaller than planned, while Rumbidzai isn’t fond of the standard light fixtures chosen by the developer.

While convenient, these turnkey properties often come with compromises. The designs tend to be generic, materials may not be top quality, and there’s little room to personalize. In Harare’s competitive market, good completed homes also command premium prices.

Across town in Glen Lorne, the Chirundu family walks through their half-built dream home. What started as an empty stand two years ago is gradually taking shape into their perfect family residence. They’ve designed a spacious kitchen, added extra storage, and positioned windows to catch the morning sun.

The benefits of building from scratch are obvious complete control over layout and finishes, higher quality materials, and a home tailored to their lifestyle. But the challenges are equally apparent. Construction delays due to material shortages, the stress of managing contractors, and budget overruns have tested their patience.

The decision becomes more complex when considering local realities. Reliable contractors are hard to find, quality materials often require forex, and municipal approvals can drag on. Many aspiring builders get stuck in perpetual construction, living on site in temporary structures while slowly completing their homes.

On the other hand, completed properties in desirable neighborhoods are increasingly expensive, often priced beyond what many young families can afford. The middle ground – buying a shell home or partially completed property – has become a popular compromise.

Experienced real estate professionals suggest carefully evaluating your financial position and tolerance for risk before deciding. Those opting to build should secure all necessary approvals before starting, use recommended contractors, and consider phased construction. Buyers considering completed homes are advised to thoroughly inspect the property and negotiate for any desired changes before purchase.

Beyond the practical considerations, the choice often comes down to personal priorities. For some, the certainty of a finished home outweighs the compromises. For others, only a custom-built property will satisfy their vision. As Zimbabwe’s property market continues to evolve, this fundamental dilemma remains at the heart of many homebuying journeys.
